We had previously tried to sell our house 12 months prior to hiring Prak as our Real Estate Representative. After the contract ran out with the previous rep we were hit with a hefty marketing fee that left us with an out of pocket cost and a bitter taste in our mouth toward selling our property. Word of mouth travelled, the marketing brochures arrived in the post each week and our feet started to itch once again, so we decided to give Prak a chance to do what the other representative failed miserably at. Now we believe that the best way to sell your house is to appoint a suitable Real Estate Representative, who is Honest, has Dignity, Market Knowledge and the ability to influence potential buyers. If I was going to nominate a Representative that has these traits and more, Prak would be the man. Prak set milestones for himself and ran a marketing campaign that was next to none. Each milestone was achieved on time and exactly as Prak said it would happen. The property was priced correctly, the interest was generated, the offers were received on the first 2 home opens (4 in total, 1 on Saturday and 3 on the Sunday) and the sale was made $35K higher than the asking price. My message for anyone selling in the area of Eden Hill or the surrounding suburbs is... Don't make the same mistake we made and throw $1000 away by appointing the wrong representative. Prak WILL sell your house, so save yourself the trouble and go with Prak. Good Luck with your future endeavours!

He's also fully aware of my sometimes "needy" personality and always takes that into consideration and pre-empts what I'm about to ask, this is the sign of a true professional that listens to his clients for the well-being of both tenants and owners.
We’ve had many tenants through our apartment in Maylands over the years, Tim has provided exceptional service both myself and the tenants on all occasions and always exceeds the level of service of what is actually required.
Tim takes his position at Harcourts Integrity further than outlined in his job role description, he creates fantastic working relationships with his clients, plus also forging great friendships. A brilliant by-product of friendships he creates with his clients is the "trust factor". I'm not sure if Tim realises that he's the sole reason that the trust factor exists and this makes my role as a property owner far less stressful knowing that Tim is looking after my investment with confidence and this is shown by the professionalism he constantly displays.
We’ve recently had a tenant that on paper looked amazing, but when push came to shove he was nothing but trouble and unfortunately Tim had to issue many breaches and then finally the eviction. Tim handled himself with absolute confidence, kept me constantly updated and once the tenant had been evicted he is now assisting with court submissions to try and help me recoup the loss of rent and damage created by that tenant.
In the past I’ve used quite a few other property managers and on the whole been very disappointed as the inspection weren’t completed satisfactorily plus not receiving reports, final inspections not done and damage found once tenants had left. The biggest gripe would be lack of and extremely poor communication. I’ve never had an issue of any nature with Tim and I never have to chase anything up from him, his inspections are always done on time and the reports come through the week of the inspections, his communication is exceptional and most of all is appreciated.
With this opportunity I would like to point out how amazing Gwyn Neilsen has been. Pleasant, professional and kept his word of getting back to me in regards to an apartment my partner and I were inquiring about. It is such a delight to communicate with a person who is going that extra mile to please his current and future clients.
